Northern Westchester holds historic residences in Bedford and Pound Ridge and homes of many ages across Katonah, Chappaqua, Armonk, North Salem and the towns around them. Our work here includes a timber frame pool house in Katonah, a mahogany balcony built out over a natural rock face in Waccabuc, a custom wine cellar in Cross River and a large addition to an older home in Mount Kisco. Each called for a different kind of renovation.
Gerety Building & Remodeling is a family-owned design-build firm and general contractor that has served Westchester County and Fairfield County since 1984. We handle kitchen and bathroom remodeling, whole-home renovation, additions, historic restoration and custom homes, with one team responsible from the first plan through the final walkthrough.
One Team From Design Through Construction
Most substantial renovations involve more than one room. A new kitchen may change a structural wall. An addition has to meet the original roofline, siding and trim. Plumbing, electrical and mechanical work crosses room boundaries. When separate teams handle design and construction, those connections are where details get lost.
Our design-build process keeps planning and building in one coordinated workflow, and owner Keith Gerety leads every project. We can work with your own architect and designer, or bring in our network of architects and designers. Either way, construction input comes in early, while the design can still respond to what we find in the house.
Our Home Renovation Services in Westchester County
We plan each service below as part of the whole house, not as a stand-alone job. You can start with a single room, such as kitchen remodeling in Westchester or a Westchester bathroom remodel, or plan a larger scope that ties several areas together.
Kitchen Remodeling
We plan layout, cabinetry, lighting, plumbing and electrical work as one scope. Our kitchens here range from a cherry kitchen with suspended glass cabinets in Katonah to a European kitchen with stainless steel countertops in Chappaqua. In older homes, a remodel often means opening walls, updating aging systems and matching new millwork to adjoining rooms.
Bathroom Remodeling
Custom tilework, glass-enclosed showers, freestanding tubs and custom vanities are planned around the plumbing, ventilation and structure behind them. Our work includes a spa-inspired bathroom with a steam shower in Pound Ridge and a vintage bathroom with a claw-foot tub and a fireplace in Cross River.
Whole-Home Remodeling
When several rooms change at once, we coordinate door placement, flooring transitions, trim profiles and lighting so the house reads as one design. Construction sequencing accounts for shared building systems and overlapping trades, including work in occupied homes.
Home Additions
A primary suite, family room or larger kitchen should look like it was always part of the house. We plan rooflines, exterior materials, window placement and interior trim around the original architecture. We also check the existing structure first, because framing in an older home is often not plumb.
Historic Restoration
We identify the original features worth keeping, restore or replicate them, and reinforce the structure where needed. New mechanical, electrical and plumbing work is planned around period millwork, plaster and proportions, so the home gains modern function without losing its character.
Custom Homes
As a custom home builder in Westchester County, we manage new construction from site planning through finish carpentry, working with your architect or ours. Our Katonah work includes a timber frame pool house built with traditional post-and-beam construction.
Renovating Older and Historic Homes in Northern Westchester
Bedford and Pound Ridge both have distinguished historic residences, and older homes stand across the northern Westchester towns we serve. In Pound Ridge, we renovated a historic brick basement with a ceiling of reclaimed barn siding, set against exposed brick and a Connecticut Fieldstone wall. A reclaimed oak beam from an old barn on the property became the fireplace shelving.
Older homes often hide non-standard framing, original plaster and aging mechanical systems. On a large addition to an older home in Mount Kisco in 2023, Keith Gerety noticed by eye that the existing framing was not plumb. He confirmed it with a level and a laser, and the team adjusted the new framing so the walls were built true. Our historic restoration work balances preservation with modern comfort, and we check early whether a property carries a historic designation or review requirement.
Permits and Review Across Northern Westchester Towns
Permit and review requirements in Westchester County depend on where the property sits and what the work involves. Chappaqua falls under the Town of New Castle, where construction projects, with few exceptions, need Architectural Review Board approval before a building permit is issued. Armonk falls under the Town of North Castle, whose Residential Project Review Committee does not review permits for interior-only alterations. The Town of Bedford Building Department reviews plans and inspects the work through construction.
Structural changes, additions, exterior alterations and work near wetlands may need zoning, architectural review or historic district review before a building permit is issued. That review can take time: a recent complete remodel in Bedford waited six months for its permit because of wetlands review. Limited interior finish work may follow a simpler path.
After more than 40 years in business, we have working relationships with permit offices and building inspectors, and we know the town-to-town differences. If your project needs a permit or variance, we prepare the documentation and can attend zoning or review board meetings with you. We cannot guarantee approval outcomes.
The Gerety Home Renovation Process
Our design-build process connects planning, design and construction in one organized workflow. Decisions stay tied to your goals, and you have one point of accountability from the first conversation through completion.
Start With Goals and Existing Conditions
We start with how the home works today, what needs to change and which rooms are affected. In older Westchester homes, we also look for concealed structural, mechanical and plumbing conditions that could shape the scope.
Develop the Design and Building Plan
Layout, structure, materials, building systems and finishes come together in one plan. Gerety works with your architect and designer or brings in professionals from its own network, with construction input from the start.
Prepare Documentation and Permitting
We coordinate drawings, surveys, supporting documents and permit applications for the village or town that reviews the work. Materials are ordered with lead times in mind, and trades are scheduled in sequence.
Oversee Construction and Communication
Owner-led supervision, scheduled homeowner meetings and coordinated trade management keep the work on track. We keep clean, respectful worksites, which matters when a family lives in the home during construction.
Follow Up After Completion
Our service includes follow-up after completion, with support for questions about the finished renovation or your next design-build project.
Factors That Influence Home Renovation Costs in Westchester
Every renovation is different, so cost depends on far more than square footage. The main drivers are the scope of work, structural changes, existing conditions, cabinetry and custom millwork, material and finish selections, mechanical, electrical and plumbing upgrades, and the permits and reviews the project requires.
In northern Westchester, older construction adds its own factors. Framing that is not plumb, original plaster and outdated systems may need work that is not visible at the start. Historic details may need to be restored or replicated. Wetlands, architectural or historic review can add design and documentation work before construction begins.
Rather than quote general price ranges, we start with your property, goals and scope. That early review sets a realistic investment based on the home's actual conditions.

Questions and Answers
How do I choose a general contractor for a home renovation in Westchester County?
Look for experience with homes like yours, design-build capability, clear trade coordination and a record of handling permits in your village or town. Ask how the contractor supervises the work and handles changes during construction. Ask to see the contractor’s license and insurance before you sign. Gerety is licensed and insured, and owner Keith Gerety leads every project.
Do I need a permit to renovate my home in Westchester County?
It depends on the property and the scope. Structural, electrical, plumbing and mechanical work typically require permits, while cosmetic updates often do not. Additions and exterior changes may also need architectural review, and a property in a historic district may face added review. Each village and town sets its own process, so confirm the requirements with the local building department early. We prepare permit documentation and can attend board meetings with you.
Can Gerety work with our architect or designer?
Yes. We often work with a homeowner’s own architect and designer. We can also bring in architects and designers from our own network and coordinate the project through our design-build process.
Can you renovate an older or historic home in Westchester?
Yes. Historic restoration is a core part of our work. We plan around non-standard framing, original plaster, aging systems and period millwork from the start. The goal is to keep the details that define the house while adding the comfort and function a modern household needs.
Which Westchester County towns does Gerety serve?
We work throughout northern Westchester County, including Armonk, Bedford, Bedford Corners, Bedford Hills, Chappaqua, Cross River, Katonah, Mount Kisco, North Salem, Pound Ridge, South Salem and Waccabuc. Our office is in Ridgefield, CT, and our New York line is (914) 248-1300. Beyond remodeling, we also build custom homes across the county.
